ORANGE, CA (May 12, 2014) – Serrano Woods, a workforce housing community built in Orange, CA, by C&C Development Co., LLC and Orange Housing Development Corporation, has been selected as a finalist in Family category of the 10th annual Readers Choice Awards sponsored by Affordable Housing Finance magazine.


Serrano Woods is one of 34 finalists in nine categories that were selected out of approximately 130 nominations. Finalists will be featured in the July/August issue of Affordable Housing Finance and online at www.housingfinance.com, and then subscribers of the magazine and e-newsletter will select the winners of each category as well as one overall winner during online voting between July 14 and Aug. 11. Voters must be valid subscribers as of July 1.


The Serrano Woods Apartments property is located on a formerly vacant site owned by a local church.  The highly constrained, urban infill site is in an existing mature neighborhood and adjacent retail/commercial outlets.  The site is now the location of 63 workforce housing units that have been added to the City of Orange’s affordable housing stock.  The new property has also improved the immediate social and economic fabric of the neighborhood and community through the development of  the vacant lot into an architecturally distinctive affordable community for lower income families.


Serrano Woods features new multi-family construction of two-, three-, and four-story buildings that encompass 42 two-bedroom and 21 three-bedroom units designed for the needs of large families.  The buildings’ architecture is garden style walkup with a combination of surface and underground parking.  The buildings are designed in a contemporary styling to complement and enrich the surrounding neighborhood.  The underground parking is situated beneath two of the apartment buildings.


Serrano Woods features life enhancing amenities such as a fully activated 2,200 square-foot community center along with a leasing office.  The adjacent Kem Anderson Center coordinates the use of the community room and the adjacent Friendly Center conducts after school programs, ESL programs, and a wide variety of social service programs at the community center.  The property also features two tot lots and approximately 33,000 square feet of open/community space, and two on-site laundry rooms.


This new multi-family development is LEED Gold Certified and utilizes sustainable building components such as “low-E” windows, grass bio swales, filtera units,  solar panels to reduce  common area electricity usage, water-saving plumbing fixtures, formaldehyde-free insulation, and CRI Green label plus carpet.  The property exceeds California’s Title 24 energy efficiency standards by more than 17.5% and is professionally landscaped throughout with trees, shrubs, and grass to provide aesthetic value, maximize shade, and to promote healthier living and to aid in the retention of water prior to run off.
